Opportunity:
This vacant 6-acre parcel of land had no entitlements, and was unbuildable based on delayed area road improvements that resulted in a failure of concurrency.
Revisioning:
Revisit and negotiate the concurrency issues with local government. Plat the parcel into 3 buildable lots and extend needed and required utilities.
Result:
Midgard successfully negotiated the issues with the government. Three buildable lots were developed and sold. Three new office buildings containing a total of 80,000 square feet of Class "A" office space now occupy this formerly unbuildable parcel.
